An interview with Dee Deadman

We sat down recently with Dee Deadman, Operational Director for the Move with Us conveyancing department, to pick her brains on our conveyancing service.
Please could you describe your role within the Move with Us’ conveyancing team?
I am responsible for the conveyancing department with Ian Fletcher. My job is to ensure operationally that we have the right staffing numbers, other relevant resources and tools in place to deliver to the business plan and strive to provide excellent service to our partners.
On a personal level I provide support and relevant training to all staff to allow the team to develop. I also look at ways to improve our processes to maximise performance and/or the introduction of new products and services to enable us to either improve efficiency levels and/or increase revenue streams.
First-time buyer figures increase dramatically

First-time buyer figures have shot up as the Stamp Duty holiday comes to an end, according to Estate Agent Today.

The current Stamp Duty tax exemption relieves first-time buyers of the 1% tax due on any properties worth up to £250,000. The tax holiday however is due to end 24 March 2012 due to its perceived ineffectuality in bringing first-time buyers to the housing market.

Buying and selling grew in 2011 according to research by the Association of Residential Lettings Agents.

The number of landlords who sold properties in the last 12 months has increased from 6% to 8% and the number of landlords who bought properties also rose from 23% to 25%.
Mortgage lending hits £140bn in 2011

The Council of Mortgage Lenders forecast that there would be £138bn of mortgage lending in the UK for 2011 but figures published recently show that mortgage lending hit a high of £140bn in 2011.

Figures from December 2011 show a 12% rise in mortgage lending compared to December 2010. In addition December was the fifth month in a row of higher year on year lending.
Instructions down but must sell properties selling seven weeks quicker

As little as 36,433 properties are being listed on Rightmove each week which, according to Miles Shipside, is the lowest number of listings the property portal has recorded in a decade. Furthermore, it has also been reported that only one new property per week is being sold by each estate agency branch.
Conversely, the new year seems to have brought with it an influx of new interest in the housing market with Rightmove reporting a massive 44 million property searches in the first 10 days of January alone.
The large number of people looking to move but with fewer houses to choose from has caused people to search obsessively for new properties online. Miles Shipside, Rightmove Director commented on Estate Agent Today that:“This search addiction is in part caused by each estate agency branch currently listing less than one new property a week, an all-time low and around half of pre-credit crunch levels.”
